SENIOR TECHNICAL SPECIALIST—CONCORD, CA
OVERVIEW:
Site Acquisition Specialists are responsible for wireless telecom site candidate identification, due diligence and lease negotiations within a specified search area.

ESSENTIALS:
RESPONSIBILITIES:

Coordinate with RF Engineers, Planning and Construction personnel to ensure that the selected sites meet the engineering, zoning and construction requirements
Assemble and submit a complete Site Candidate Package (SCIP) for client approval
Procure zoning maps, parcel maps, street maps, and deeds for selected sites
Coordinate and attend the Tech Team Visit with RF, Planning, and Construction Teams
Perform review of the zoning and construction drawings and make necessary changes
Negotiate an acceptable lease agreement between the landlord of the approved candidate(s) sites and the client as well as any ancillary easement agreements
Request a Title Report for the approved candidates
Procure the landlords’ signatures on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements and Construction Drawings
Assist Planning personnel with the preparation of land use applications and attend all public hearings and community meetings as related to the site

Experience/Skills
EDUCATION/EXPERIENCE:

Undergraduate or graduate degree in business, real estate, economics, or other related field
Demonstrated understanding of real estate acquisition and leasing principles through academic training and/or work experience; leasing and negotiating **experience in the wireless telecom industry required**
Possession of current real estate license preferred
Close interaction and coordination with RF engineering, zoning, and construction preferred
Strong oral, written, and interpersonal communication skills
Strong organizational skills and the ability to manage own workload and deliverables with little supervision under strict timelines
Computer-literate with strong knowledge of MS Office Suite, MS Outlook


OTHER REQUIREMENTS:

The use of a personal vehicle. Employees must be physically capable of operating a vehicle safely, possess an appropriate valid driver's license, possess personal insurance coverage, and have a clean driving record
Irregular hours, occasional evening and weekend work when needed may be required
